What is Indrio Groves?
Indrio Groves is a new residential community being planned just north of Indrio Road in St. Lucie County, Florida. The community will feature a mix of townhomes and single-family homes, as well as an exciting amenity package for residents.


Where is Indrio Groves located?
Indrio Groves is located between Spanish Lakes Boulevard and Kobelgard Road, just north of Indrio Road in St. Lucie County, Florida.


How large is the property?
The property is 1,027 acres.


How many homes are being proposed?
Currently, 3,081 homes are being proposed, made up of townhomes and various single-family options.


Will this be a private, gated community? Will Spanish Lakes residents have any access to the amenities at Indrio Groves?
The main road that runs through the community and connects to Spanish Lakes Boulevard and Kobelgard Road will be open to the public. The majority of residential pods within the community will have their own gated access. The amenity center will be for the use of Indrio Groves residents only.


Community Impacts

How will Indrio Groves affect traffic along Spanish Lakes Boulevard?
Indrio Groves has been designed to minimize traffic impacts on Spanish Lakes residents. The community’s main entrance will be on Kobelgard Road, so a large portion of traffic will enter/exit on Kobelgard. Additionally, a traffic circle is planned for the Indrio Groves entrance on Spanish Lakes to control traffic flow. This traffic circle will incorporate a “slip lane” which will allow southbound traffic from Spanish Lakes Fairways to bypass the traffic circle entirely.


If the project is approved and construction begins, how will construction activity be addressed?
Construction traffic will enter and exit the site whenever possible from Kobelgard Road to minimize any impact on Spanish Lakes residents.


Will Indrio Groves have any impact on the views of Spanish Lakes residents?
Indrio Groves is located on the east side of the current 9-hole Spanish Lake Fairways golf course, which provides a natural buffer between the communities of almost 300’ in places.  Indrio Groves will also incorporate an additional 100’ buffer beginning at the eastern boundary of the golf course. This 100’ buffer will contain a 10’ high berm topped by additional landscaping and a 6’ fence. We anticipate that there will be no impact to the views of Spanish Lakes Fairways residents. How does Indrio Groves plan to preserve natural beauty and protect water quality?
Indrio Groves is committed to preserving the natural beauty of the area, setting aside 44% of the site as green space. Our plans include more than 427 acres of open spaces throughout the community and have been intentionally designed to feature a beautiful stand of old growth oak trees on the east side of the property as a community focal point. 

With respect to water quality, the community’s drainage system will collect and pretreat stormwater prior to it flowing into the existing canals on the property (as it currently does). Water quality will be improved as compared to the current stormwater runoff from agricultural uses.


Will Indrio Groves dedicate land for schools, parks, or other community uses?
Indrio Groves includes significant land dedications to support long-term community needs. The plan sets aside 24.4 acres for a future K-8 public school to help accommodate growth in St. Lucie County. In addition, 14.8 acres will be dedicated to the County for future civic or park use, with the potential to accommodate youth athletics and other community programming. The project also includes improvements to the 4-H Family and Children’s Farm, including construction of a new barn and parking area. 


What economic impact will Indrio Groves have on the community?
Indrio Groves is projected to generate approximately 31 million dollars annually in property tax revenue once fully built out. The project is also expected to contribute nearly 100 million dollars in impact fees to support schools, roads, utilities, and other essential public services. In addition to these direct financial contributions, the new residents and the walkable Commercial Village are expected to support local businesses and help attract additional retail and service investment along the Indrio Road corridor.

What makes Indrio Groves different from other master-planned communities?
Indrio Groves is designed around open space, walkability, and connectivity with nearly 44% of the land preserved as green space, lakes, parks, and trails. A walkable Commercial Village, tree preservation park, and central amenity campus create a true neighborhood environment.

What types of features and amenities will Indrio Groves have?
Indrio Groves will have an extensive trail network as well as an amenity center, pictured below, that includes a dog park, remote-controlled yacht club, aquatic center, tennis courts, pickleball courts, horseshoes, bocce, social club/café, gym, family pool, community garden, and tot lot.

The community will also include a walkable Commercial Village with main street-style shops and cafés, convenient pedestrian access, and thoughtfully designed parking to create a vibrant, connected neighborhood.


What types of homes will be available? 
Indrio Groves will offer a diverse mix of townhomes and single-family residences designed to accommodate a range of lifestyles — from first-time buyers to growing families and active adults.


Will the community be family-friendly?
Indrio Groves is currently planned as an all-ages community, offering amenities and home styles suited to a wide range of households.


Will Indrio Groves include workforce or attainable housing?
Yes, Indrio Groves will include 277 workforce housing units designed to provide attainable homeownership opportunities. These homes will be integrated throughout the community and built to the same architectural standards as the rest of the neighborhood.


Will Indrio Groves residents be serviced by St. Lucie County public water utilities, or will homes be on wells and septic?
Indrio Groves will connect to St. Lucie County utilities for water and sewer service so there will be no well or septic systems and therefore no impact on neighboring wells or drawdown of the existing water table. In addition, the project includes significant watermain extensions that will improve long-term utility capacity in the area.
