Benefits
Environmental
Protection of the natural environment is important to us as a company and for the community.
- Over 440 acres of Open Space.
- 145 acres of active parks and greens.
- Approx. 50 miles of walking and biking paths.
- Wildlife corridors and water quality improvements.
- As many on-site trees as possible will be preserved during development, including a beautiful stand of old growth oak trees on the property’s east side. These oak trees will provide a breathtaking backdrop for a portion of the community’s extensive trail system.

- A drainage system will be designed so that stormwater runoff is collected and directed into Indrio Groves’ extensive lake system. Controlled discharges from the lakes are planned to then enter the existing Fort Pierce Farms Water Control District Canals. The water quality aims to be better than what is currently flowing into the canals from the current agricultural uses.
- Existing canal rights of way, along with an extensive network of lakes, littoral plantings and shallow marshlands can work together as a comprehensive water management element within the area.

Community
Investing in the surrounding community is just as important to us as building great homes. Indrio Groves is designed to deliver meaningful improvements that support safety, connectivity, and long-term growth.

- Significant roadway and intersection improvements are planned, including new roundabouts, roadway widening, intersection upgrades and the extension of Russos Road to improve traffic flow and regional connectivity.

- Water and utility infrastructure will be expanded, including new water main extensions serving Spanish Lakes and nearby areas, with systems sized to support future growth responsibly.

- Land will be dedicated for important community uses, including future road widening, 24.4 acres for a future K–8 school, a 4-H Family & Children’s Farm and 14.8 acres for civic use and a country park.

- A new dedicated emergency access for Spanish Lakes will enhance public safety by improving response times and evacuation routes.

Connectivity
Indrio Groves is designed to strengthen regional connectivity and improve how residents, neighbors, and visitors move safely throughout the area, whether by car, bicycle, golf cart, or on foot.

- Over 11 planned vehicular connections and 13 pedestrian/bicycle connections will link to existing and future surrounding roadways, helping distribute traffic and reduce reliance on any single access point.
- Golf cart connections are planned where permitted to provide additional local mobility options.
- More than 50 miles of interconnected sidewalks, trails, and greenway paths are planned, creating continuous routes throughout the community.

Commercial
Indrio Groves is designed to help support thoughtful commercial expansion and bring everyday services closer to home.
- A planned walkable Commercial Village of up to 40,000 square feet, designed in a traditional main street format, will provide neighborhood-serving retail, dining, and service options.
- The growing residential base is expected to support additional retail, medical, health care, and service providers along the Indrio Road corridor.

- Over time, this area of northern St. Lucie County has the potential to evolve into a more complete service hub, allowing residents to meet many daily needs within minutes of home.
Economic
- $31M per year in property tax revenue
- Nearly $100M in fees paid to the county
- Supports schools, roads, utilities, and public services
