We understand Spanish Lakes residents may have questions about our proposed plans for Indrio Groves. We look forward to being good neighbors and to addressing any community concerns.
Traffic
We are committed to minimizing traffic impacts:
- The main entrance is planned to be located off of Kobelgard Road which can absorb much of the new traffic from the community.
- A new roundabout is anticipated to be created on Spanish Lakes Boulevard at our entrance to help control traffic flow. The roundabout would be designed with what is known as a slip lane, to help make it easy for Spanish Lakes residents to by-pass the roundabout.
- Any additional traffic on Spanish Lakes Boulevard will be going into the new community, to ease any additional congestion at the Spanish Lakes entrance.
Buffering and Viewshed
There should be little to no visual impact to residents of Spanish Lakes.
In addition to the Spanish Lakes golf course that already separates us from the Spanish Lakes community to our west, Indrio Groves will also have an additional 100-foot buffer to the east of the golf course. Within this setback will be a berm about 10 feet tall.
